Second, condition: Fannie Mae’s Selling Guide requires deficiencies affecting safety, soundness or structural integrity to be reported, and the lender must confirm they are fixed before the loan is delivered. HUD’s FHA appraisal guidance has called for a roof with less than two years of remaining life to be reported too. Either can become a repair demand or a contract that falls apart late.
