Drivers: mature oaks, deep lots (often 75 by 150 or bigger), the highest natural elevation in Metairie, easy Metairie Road access to the CBD, and an established school-catchment reputation with heavy private school enrollment at Metairie Park Country Day, Academy of the Sacred Heart, and St. Martin’s. The flip side is that insurance carriers treat parts of 70003 more like Kenner than like 70005, so quotes can run higher than the price would suggest.

70006: Northern Metairie toward the lake

70006 covers northern Metairie stretching toward Lake Pontchartrain, including the Bonnabel area and the neighborhoods near Lake Vista and the Lakeside north pockets.
