First, what does Louisiana succession really look like?
Louisiana does not use probate the way most states do. We have succession, and it is generally cleaner than people fear. Two flavors matter for most families:
Independent administration. If the decedent’s will authorizes it, or all heirs agree, the succession representative can act without court approval for most decisions. Attorney fees typically run $1,500 to $3,500 flat for a straightforward Jefferson Parish estate with a single house and clear heirs. Timeline to a signed judgment of possession is usually 60 to 120 days.
Dependent administration. Required when there are disputes, unknown heirs, or a will that does not authorize independent action. Every meaningful step needs court approval, fees run higher, and timelines stretch to 6 to 12 months or longer.

Run the real numbers before the family argument starts. On a typical $325,000 Jefferson Parish inherited home, monthly carrying costs look roughly like this:

- Homeowners insurance in the current Louisiana market: $350 to $650 a month depending on carrier, roof age, and wind deductible

Take that same $325,000 house. Realistic Jefferson Parish rent is $2,000 to $2,600 depending on ZIP, condition, and whether it is post-1985 construction. Subtract:
- Carry costs above: $1,000 to $1,800
- Vacancy allowance (7%): $140 to $180
- Repairs and capex reserve (8 to 10%): $160 to $260
- Property management if you are not local (8 to 10%): $160 to $260
You are often left with $100 to $400 a month in cash flow on a $325,000 asset. That is a cap rate under 2%. It is a defensible move if the house is in Old Metairie 70005 and you believe long-term appreciation carries you. It is a rough move if the house is a 1960s slab-on-grade that needs a roof, a service upgrade, and a bathroom, all of which the retail rent does not support.
Absentee ownership is the silent tax
If you live in Dallas, Atlanta, or the Northshore and inherited a house in Kenner, add the cost you cannot see on the spreadsheet. Every turnover means flights, keys, contractors you cannot verify, and Jefferson Parish code enforcement letters that arrive before you know the tenant left. That is where most inherited-rental stories go sideways.
